Incentives Total $45,000 At 96-Unit Lakeside Lofts In South Loop
Condominium buyers seeking immediate occupancy and the bonus of a free parking and designer upgrades should tour Lakeside Lofts, a 96-unit environmentally friendly new-construction loft development at 2025-2035 S. Indiana in the South Loop.
“Eighty-five percent of the units already have been sold at Lakeside Lofts, but we still have a nice selection of premium residences,” said developer Roby Frankel, partner in Bluestone Development with veteran developers Mark Ordower and Felix Lampievella.
Prices of remaining 11 units start at $266,800 for a 1-bedroom unit, while 1-bedroom-plus-den residences with 1.5 baths begin at $305,800, and 2-bedroom, 2-bath layouts start at $355,800. These prices include parking.
For a limited time, buyers of 1-bedroom, 1-bedroom-plus den and 2-bedroom residences will receive a free parking space valued at $35,000, according to Frankel & Giles Real Estate, the exclusive sales and marketing agent.
In addition to the parking incentive all of the remaining units feature $10,000 in free interior designer upgrades.
“Our current prices on each remaining residence not only offer free parking, but also include $10,000 worth of designer upgrades,” Frankel said.
The following designer features are included in the upgrades package: wide solid-oak flooring; surround-sound pre-wire system and kitchens with 1-inch-thick Uba Tuba granite counter tops, GE Profile stainless-steel appliance package, an upgraded Hans Grohe kitchen faucet and custom-made cherry flat-panel cabinets with crown molding.
One of the most attractive features of Lakeside Lofts is its unique architecture. “When we designed Lakeside Lofts we decided that we wanted to build an architecturally interesting project that would be good for the environment and also a nice place to live,” Frankel said. “It’s not the typical high-rise concrete box.”
FitzGerald & Associates Architects designed Lakeside Lofts, a low-rise development that features two 5-story boutique buildings with facades constructed of brick, stone and steel.
The development has window awnings, a variety of recessed building facades and a 35-by-125-foot four-season garden on top of the parking garage that contains many four-season plantings along with seasonal flowers.
Lakeside Lofts also features a grand lobby entrance and ground-floor retail space. Indoor parking for 96 cars—48 spaces in each phase—is provided in a secured garage. There also are state-of-the-art traction elevators.
“Inside, each loft unit has been designed with the goal of creating interesting spaces,” Frankel said. They have high dry walled ceilings—10-feet to 17-feet tall—and large high-tech aluminum windows to provide maximum light and a feeling of spaciousness.
One-bedroom, 1-bath units have 668 to 683 square feet of space, while 1-bedroom-plus-den, 1.5-bath residences feature 901 to 907 square feet of space. Two-bedroom, 2-bath residences showcase 1,062 to 1,160 square feet of space.
Buyers also will enjoy amenities found in luxury buildings such as: hardwood flooring, large covered terraces designer lighting, individual washer/dryer hook-ups and pre-wiring for cable television and telephone as well as high-speed data lines for Internet access.
One of the best quality construction features of the condos may be the real tongue-and-groove hardwood flooring. “Most high-rise buildings have moved to engineered flooring that typically has a thin hardwood veneer on top of the particle board,” Frankel said.
“We use solid oak hardwood flooring in living room, dining room and kitchen,” he said. All of the residences have quality features such as extra insulation for energy efficiency and sound control, Frankel said.
“Our insulation far exceeds that required by the City of Chicago energy code and that of many other condo buildings in the city,” he said. “The lofts also are extremely quiet.”
Lakeside Lofts residents will reside near Lake Michigan, Grant Park and the Central Business District. Attractions in close proximity to the development include the Museum Campus, Soldier Field, McCormick Place convention center, Navy Pier, the main public library and several larger vintage hotels.
All of these attractions, in addition to restaurants and grocery stores, are within walking distance of the new development. A new two-level Jewel/Osco store is now open at Wabash Avenue and Roosevelt Road.
Lakeside Lofts also is close to several upscale restaurants, including Kroll’s at 18th and Michigan Avenue, Opera, 1301 S. Wabash, the Chicago Firehouse, 1401 S. Michigan, Gioco, 1312 S. Wabash, Café Society at 1801 S. Indiana and Triad Sushi Lounge, 1933 S. Indiana.
Lakeside Lofts is also minutes away from transportation. Major Chicago highways in close proximity include Lake Shore Drive, the Dan Ryan, Kennedy, Stevenson, Eisenhower and Lake Shore Drive. The new development also provides easy access to the elevated train and bus lines.
Bluestone Development also is developing Fletcher Row, a 20-unit townhome development located at 2424 W. Fletcher in quiet enclave just west of Western Avenue and south of Belmont Avenue. Two models soon will grand open in November at Fletcher Row.
