CA23 breaks ground on Phase II of contemporary single-floor homes in West Loop
Four months later in August, according to Belgravia Group VP Zev Salomon, "we realized that we were well ahead of the curve and started contemplating the second building, which was never built by the original developer. Somewhat to our own surprise, although not entirely, we started signing contracts for the new building."
Construction on Phase II of CA23 began at the end of December, with 10 of the 24 homes already under contract. "In the best of times it would have been difficult to achieve this level of success," said Salomon. "To have 10 contracts at this point absolutely reiterates for us that we have the right product, the right price, the right location, the right everything."
CA 23 filled an unmet need in the West Loop for large, single-floor homes, Salomon explained. "Most of the condos in the area are very cookie-cutter. CA23, when it was conceived, addressed a niche that didn't really exist in the West Loop – a 3-bedroom, single-level home that was comparable in size to a 4-story townhome."
CA23's 1,900 square foot homes feature 3 bedrooms, 3 full baths, floor-to-ceiling windows, custom wood cabinetry, stainless steel appliances, natural stone countertops, wood and tile flooring, carpeted bedrooms, 8-foot solid-core doors, and in-unit washer / dryer hook-ups. The boutique building offers private elevator access to each home, 11-foot ceilings and 2 private balconies. A limited number of penthouse homes and homes with private terraces are available. Pre-construction prices for Phase II range from $499,900 to $624,900.
CA23's West Loop location is steps from neighborhood boutique, bar, dining and nightlife options and just a few minutes' walk from Greektown and Randolph Street’s restaurant rows. The location also affords easy access to the Loop and Chicago's expressways.
In addition, a host of new neighborhood amenities speak to the West Loop’s explosive growth. The new Green/Pink line CTA station at Morgan and Lake is expected to open mid-year, a Mariano’s Fresh Market is planned for the corner of Madison and Halsted and a West Loop Target store is well under construction at Aberdeen and Van Buren.
When it’s time to exercise, walk the dog or simply unwind, Skinner Park, located just south of Madison, provides over 7 acres of recreational facilities including an athletic field, basketball courts and a children’s playground. Skinner Park also plays host to the popular Movies in the Park during the summertime. Or choose the relatively new, wonderfully landscaped Adams-Sangamon Park, with its playground, active sculpture and dog park.
CA23 Phase II deliveries will begin later this year through spring of 2013. A furnished model is open daily at 23 N Aberdeen from 10 to 6 or by appointment by calling 312-496-3424. For more information, and video from CA23, visit CA23Chicago.com.
