Every year, the Chicago Association of Realtors singles out a handful of new residential and commercial developments that promote neighborhood rehabilitation and redevelopment around the city. In some cases, these “Good Neighbors” have salvaged historical properties or rescued architecturally significant buildings; in others, they have rescued their surroundings from stigma and set positive examples for their neighborhoods.

On May 21, 2009, the association handed out Good Neighbor Awards to 10 multi-unit residential developments, including MCL Companies’ new condominium high-rise, ParkView, located at 505 N McClurg Ct in Streeterville.

The 47-story tower designed Solomon Cordwell Buenz features 268 homes and two retail spaces. The development brought with it the new two-acre River East Art Park, a landscaped space with pedestrian paths, fountain, and seating areas. Prior to ParkView’s construction, the site was a surface parking lot and the original headquarters for Kraft Foods. In its award announcement, the Chicago Association of Realtors commended MCL for bringing open green space to a neighborhood historically known for its industrial facilities.

ParkView is also a recent recipient of a Friends of Downtown Award from Chicago’s Best New Open Space and honors from the Construction Industry Standard Service Corporation and the Home Builder Association of Greater Chicago.

Solomon Cordwell Buenz’s design features a glassy exterior highlighted with copper accents. It has just six units to a floor, which lends the building an intimate feel.

Each unit features 9-foot ceilings with full-height windows; hardwood floors in the living / dining areas, kitchen, foyer, and halls; walk-in closets; custom 42-inch kitchen cabinets; stainless-steel appliances; granite kitchen countertops; and kitchens with porcelain tile finishes.

Building amenities include a fitness center, 24-hour door staff, outdoor pool with lounge, entertainment suite, theater room, on-site storage, and dry cleaning. A garage with deeded parking spaces is located under the development’s park.

One-bedroom condos listed at ParkView have one or 1.5 bathrooms and 921 to 1,183 square feet, and are priced from the $360s to the $600s. Two-bedrooms with two or 2.5 baths have 1,196 to 3,267 square feet of living space and sell from the $550s to $1.93 million. Three-bedrooms with 2.5 or three baths and 1,803 to 2,289 square feet are priced from the $820s to $1.29 million.
